I’m Anthony Laville, A husband, father, property developer and businessman based in Birmingham, UK. I predominantly operate in the Purpose Built Student Accommodation (PBSA), Co-living and Build to Rent property market, UK-wide. I am building a portfolio for long term investment, through my company, Volume.Property, which I launched in 2017. The majority of our projects now range £50m.

#Antuition is the personal blog I created, as I wanted a place where I could put my thoughts about life, business and industry in longer, written form. I produce content across most platforms like, Instagram, YouTube, Facebook etc but this blog allows me to delve deeper and share my thoughts and lessons. It’ll be interesting to see how they develop over time.

Pre - Volume.Property

I had a strong desire to be a ‘businessman’ from the age of about 10. The desire probably came from my reluctance in taking orders from anyone and to ultimately make my own decisions.

I’ve tried various business ventures in my time, but the most notable was the lettings company I started whilst at university in 2010 called, StudentTenantFind. We let and managed accommodation for small landlords, right through to large corporate players in the industry. 

Over the years we let to thousands of students, comfortably generating £10s of millions of pounds for clients. However, I increasingly grew frustrated with the lack of control over the design, quality and length of time we had property on our books. This also meant we couldn’t consistently provide an unrivalled tenant experience. Furthermore, for all our work and efforts, we were making very little, comparatively. Enough was enough, it was time for me to concentrate on owning and operating Big Deals Only. 

I struck my first ‘large’ PBSA deal and went on to achieve planning permission fo 68 Studio Apartments. I partnered up with one of my old clients and joint-ventures have been an important part to what I do ever since then. 

StudentTenantFind was an extraordinary experience and certainly a rollercoaster at times which aptly prepared me for what I do currently.
